Lakeview Estates is located in Deerfield Township, Warren County, Ohio. Residents' mail is delivered from the Loveland Post Office - 45140. For those familiar with the area, our community is one block North of the Fields-Ertel Rd and Lebanon/Columbia Rd intersection. There are two streets. Shadylake Drive, a connecting street, tees into Woodlake Court which has dual cul-de-sacs. We are in the Kings Local School District (KLSD) about 2 miles east of I-71.  See the Directions page for a map & directions. 

Our development began in 1991 with the newest homes completed in 1994. See the history page. It consists of 47 single family homes on an 18 acre rectangular tract. Most homes are four bedroom, 2 1/2 bath, about 2300 square feet including many with finished lower levels.  97% of the homes were built by Ryland Homes. Utilities are underground and each street has a sidewalk. School Buses for the J.F. Burns Elementary, Columbia Elementary, St. Margaret of York, and Kings Jr High/High School stop in our community. Home sales in 2004 ranged from $220,000 - $250,000.

The community is family oriented. Approximately 75% of households have children and/or pets.  Social events include an annual Block Party in early June, 4th of July children's Bike Parade, Adults night at Valley Vineyards Winery Restaurant in the fall, Ladies Night out in April, and Ladies Bunco club meets monthly.  Each of these events is carefully planned by HOA member volunteers.  Browse through the slideshow to see pictures from the Block Party.

Community Property (a.k.a. "Common Property") is in two areas. The larger area is accessed through the west cul-de-sac and includes an open grass covered field area totaling about 40,000 sq. ft. around a spring fed lake of about 40,000 sq. ft.  The association maintains three lake bottom bubbler diffusers, access point signage, a small walkway bridge refurbished in 2004, and landscaping with decorative fence around the lake overflow. The stone pillared entranceway with its professional landscaping emphasizes the second smaller area of community property.  Identifying signage with night lighting, three-rail Kentucky board fence, and grass covered property also exists in this community property along Columbia Road which totals about 5,000 square feet.  Browse through our slideshow to see some of the beautiful homes and community property.

A five member Board of Trustees (BOT) oversees maintenance and upkeep of common areas. A private management firm is used for filing, bookkeeping, and bill paying. All homes are bound by the Covenants which prescribe Covenants, Conditions, & Restrictions intended to maintain property values and quality of life.  In 2006, Annual dues were $315.  For the 11 years prior to that Annual Dues were held at $282.  Dues are used for grounds maintenance, lake maintenance, utilities, audits, management fee, and insurance. Additionally, the 2005 budget includes $500 spent on improvements and almost $1200 put in a Certificate of Deposit reserve replacement account for future replacement of Community property. 2004 improvements focused on refurbishment of our lake inlet bridge and the addition of a European Bird Cherry tree near the lake’s east end. The community has had some volunteer projects in past years, including one morning painting the fence adjacent to Columbia Road and a lake area cleanup/chipper day.  The annual meeting of the Association is held in April. Verification of dues payment for title companies is done by our management company, Amity Associates
